○ All offers must be free of any contingencies. No offer with a contingency will be accepted (i.e. Home Inspection, Financing, etc.)
○ An Earnest Money Deposit (EMD) must be made to & held in a secured escrow account at the Seller's Title Company & MUST be in the amount of $5,000 or more
○ The Earnest Money Deposit (EMD) will be NON-REFUNDABLE (Unless Title is Not Conveyed Free & Clear at Closing)
○ The Earnest Money Deposit (EMD) must be wired or dropped off as a cashier's check within 24 hours of ratified purchase agreement or it will voided
○ ALL properties are sold explicitly AS-IS, WHERE-IS. Any belongings, trash, furniture, appliances, etc. can be left by the seller at closing and will be the responsibility of the Buyer after settlement
○ Refer to the Property Listing for the Closing Date
○ALL settlement/closing costs will be paid by the Buyer (Aside from any property liens/judgements)
